Project Overview
Purchased in 2018, this office building offered permitted development for up to nine flats. Collaborating with our planning team and architects, we envisioned a layout that would best serve the co-living market, ultimately creating seven high-spec flats with a total of 20 bedrooms. Our aim was to maximize space while enhancing the building’s original character, appealing to Manchester's professional crowd interested in upscale co-living.
Development Journey
The project spanned 18 months, focusing on structural upgrades and reconfigurations to meet our vision. Key changes included:

Basement Transformation: We undertook part-tanking and constructed new light wells to make the basement habitable.

Upper Floors & Loft Conversion: The ground and first floors received a comprehensive refurbishment. In the loft, we reconfigured the roof and added skylights to create an additional apartment.

External & Heritage Enhancements: Situated near a conservation area, the property required thoughtful design. We installed conservation-style sash windows and maintained structural integrity to respect the area’s heritage while creating a modern living experience.
Throughout the project, our interior designer ensured each unit embodied a high-end aesthetic tailored for young professionals, combining functionality with style.
